Have made a list of Kenmare B&B's on my list after much research and wondered this site's opinion's and if anyone had any obvioust complaints or recently have stayed in any..  We'd like to be close to town, so am leaving out those "country" homes.  Maybe a mistake. We don't want to be "over a pub", but also want to be close for walking to them.  I ran across quite a few that were closed or booked or not taking new reservations. We plan on splitting our time between Kilarney and the Beara, so hope these fit the bill.Trying to get 5 places in each area to chooose from as we travel from point A to B. Thanks for those of you that already responded and I have noted all your opinions.

Abbey Court or Tara Farm are my regular recommendations. It is about 3 years ago we stayed down there at Tara Farm on that occasion. Those I have recommended Abbey Court recently have had good experiences.

Guess I'm a little confused about "purpose built" B&B's.  In the US, all ours are in people's homes.  If not, they are a lodge that includes breakfast in the stay.

"Purpose built" means the B&B was built to be a B&B as opposed to one that was built as a house where people consequently decided to rent out rooms. Usually purpose built means the guests have their own section and the family running it has their own section.

Virginia's is above a restaurant. Try O'Donnabhain's. Although it is a pub, the rooms are not right above the pub but a little farther toward the back. If you have a room on the top floor you would be two floors away from the pub. For a short walk to town I like Arthur's Lodge Wood (mention my name for a possible discount), The Lodge, Willow Lodge, Old Church House, Sallyport House. Abbeycourt is a little farther away than those I just mentioned. Two Mile Lodge is two miles from Kenmare. Rather a long walk!

Stayed at Virginia's in April of 2011. Rooms were on the 2nd or 3rd floor, so have to do steps...but many B&B's are like that in our experience, so no problem unless you have mobility issues. Location can't be beat, as it is no more than 1 block from all the pubs, shops, restaurants, which are on the downtown "triangle" The new Supervalue Grocery store is located a little ways away, about a 10 minute walk, a few blocks north of the TI. As for the B&B...it was great! Free Wifi available Neal and Noreen were friendly and helpful with suggestions for ring of Beara. Dan

My recommendation is O'Donnabhain's as well. There are three floors. The bottom is the gastropub, and the middle has some rooms but mostly the breakfast and lounge areas. The third floor are more rooms - it was very quiet, clean, and huge rooms. The food was fantastic, and the owners were wonderful.
